What documents do I need to rent an apartment with Urbanista?
At Urbanista, we want the process to be agile and clear. The documents you need to start your Move In. Move Up depend on whether you're Mexican or a foreigner. Here's the breakdown:
For Mexican citizens:
- Valid official identification of the person who will sign the contract and of the authorized occupants.
- Proof of income for the last 3 months, showing at least 3 times the base rent amount.
- This could be: pay stubs or bank statements.
- Proof of tax status updated (for the current month).
- Proof of address no longer than 3 months.
- Security deposits 1.5 security deposits subject to the results of the credit and legal investigation
- Signature of:
- Authorization for credit and legal investigation (provided by your executive).
- Privacy notice (provided by your executive).
- Completed lease application (provided by your executive).
Para extranjeros:
- Valid official identificationwhich may be:
- Passport with immigration stamp indicating permitted stay.
- Temporary or permanent residence, or proof of immigration proceedings.
- Proof of income for the last 3 months, showing at least 3 times the base rent amount.
- This can be:
- Bank statements showing transactions.
- Taxed payroll receipt.
- If you do not have any of the above options, a letter of employment on company letterhead (subject to investigation).

What is the minimum lease term?
Our contracts are designed to give you stability and enough time to enjoy everything Urbanista has to offer to the fullest. The minimum duration is 12 months.
Is a guarantor or surety required to rent with Urbanista?
You don't need a guarantor or co-signer! Because at Urbanista, we believe in making your life easier from the very first step.
Does Urbanista allow pets in its apartments, and what are the rules?
Of course! At Urbanista we are pet lovers and want your furry friends to be welcome. To ensure responsible coexistence, these are our policies:
- Up-to-date documentation: Be sure to share a copy of your updated vaccination record before your Move In.
- Maximum weight: Pets must weigh up to 25 kg. If you have a larger pet, please discuss this with your executive.
- Cleaning and common areas: Always pick up after your pet and use the designated areas for pets. We want everyone to enjoy clean and pleasant spaces.
At Urbanista, we know that your pets are part of your family, and with these rules we aim to ensure that everyone lives in harmony.
How are repairs and maintenance requests handled?
Resolving any issues is easy with our Urbanista.MX app. Just follow these steps:
- Go to the section Building and select Maintenance Request.
- Click on the (+) sign and complete the form, indicating the priority and details of the problem.
- Our team will evaluate your request and respond as soon as possible.
Types of applications:
- Emergencies Water leaks, serious electrical faults, or damaged locks.
- Regular maintenance: Minor repairs or necessary adjustments.
If an external provider is required, we will keep you informed of progress. Our team is always ready to ensure that your department and common areas are in perfect condition.
What security measures do Urbanista buildings have?
At Urbanista, your safety is our priority. We have clear protocols in place so that you are prepared for any eventuality:
In case of fire:
- Activate the nearest alarm to alert others.
- Call 911 immediately and notify the administration team.
- If the fire is small and you can do so safely, use a fire extinguisher. These are located near the stairs on each floor.
- Never use elevators during a fire. Follow the instructions of the staff and, if necessary, evacuate using the emergency stairs.
In case of an earthquake:
- Stay calm and listen to the earthquake warning.
- Take shelter next to a structural column, a load-bearing wall, or in the area of least risk within your apartment.
- Avoid standing near windows, mirrors, or large pieces of furniture that could fall.
- Do not use the elevators and wait for the movement to end before evacuating.
- Follow the instructions of the Urbanista team to get to the meeting point if necessary.
Evacuations:
- Familiarize yourself with the evacuation diagrams located in hallways and common areas.
- Use only the emergency stairs to exit the building.
- Go to the designated meeting point and wait for further instructions from staff.
Emergency drills:
- Participate in the drills we conduct periodically. This will allow you to learn the evacuation routes, identify the safety points, and know how to act in case of an emergency.

What amenities are available to tenants, and what are the rules for using them?
Urbanista offers amenities designed to help you enjoy your day to day life to the fullest. Some of our key rules are:
- Advance booking: Use the Urbanista.MX app to reserve any space.
- Maximum capacity: Check the permitted capacity before planning your meeting.
- The amenities may be used. until 12:00 a.m. Monday through Friday.
The weekends, use will be permitted until 2:00 a.m.
